Renaissance Pointe Facts

Renaissance Pointe is a front porch community. No changes will be made to the existing street and alley networks, however, $15 million in physical improvements will be made. The Renaissance Pointe neighborhood has 165 existing homeowners. Over 400 new households will be added to the neighborhood.

Living choices include both single family homes and townhomes or condominiums. The Master Plan calls for balance between the rehabilitation of existing owner-occupied homes and construction of new living spaces. New homes will be start at under $100,000. All new and existing property owners will become part of the Renaissance Pointe Home Association which will govern the neighborhood.

Renaissance Pointe Homebuyer Incentives for New and Existing Homeowners

Several financial incentives and unique finance opportunites have been developed for the Renaissance Pointe Neighborhood. These incentives may be unique to the Renaissance Pointe Neighborhood and not availalbe in other areas of Ft. Wayne.

  1. Customized 30-year fixed rate mortgage loans, with below market interest rates up to 1.5% lower than conventionalrates.
  2. $7,500 to $15,000 downpayment assistance grant for households earning at or below 80 percent of the City’s median household income level. Currently, this threshold is $34,350 for a single-person household, or $49,040 for a family of four.
  3. $5,000 downpayment assistance grant for the first 10 market rate homebuyers.
  4. Five-year property tax abatement on the first $36,000 of assessed valuation of improved property, a savings of over $700 per year.
  5. Homeowner rehabilitation grant program for existing homeowners, providing recoverable grants for up to $24,999 for existing residents in all phases.
